Here in Houston being a "home stager" or offering "home staging" has become a catch-all phrase as more and more Realtors are adding that in to their level of service claiming to have expertise in home staging.

Do Not Be Fooled.

Home staging is a complicated process that requires more than just a vase of flowers in the kitchen and towels in the bathroom. Not all people have the character & taste to effectively create what needs to be created to actually have staging be of benefit to the sale of the home.

And when done incorrectly, staging can cause more harm than having nothing there at all if the mood it creates is one of awkwardness or confusion. If the Buyer has to stop and think for a long time about something he sees within the home that is not a good thing!

Remember Elizabeth Weintraub words -- "Home Staging is about Illusions".

You need someone who is going to not only going to create the very best illusion to embrace a wide range of Buyers tastes but who will also be able to both accentuate your home's strengths and minimize your home's weaknesses! And that requires skill & talent.

Home Staging, as I do it, involves creating a mood no matter what the architectural style or age of the home is. It involves importing some furnishings (especially if the home is vacant) -- kitchen tables, bar stools, & dining tables, couches for the living areas and den. It involves fun knickknacks that Buyers will look at and smile. It involves plants, artwork, and rugs that breathe life and color into a home.

It is of little surprise that when done correctly Staging Requires A Lot of Work. Hours of work!!!

According to Dawna Johnson, an Accredited Staging Professional and owner of Sacramento Staging Solutions, the idea behind staging is to allow rooms to show themselves. This is especially true for unoccupied homes, "If your home is vacant, it is soulless..."

When my personal inventory is available I am able to offer my staging services as a perk for the Seller at little to no extra charge. When my personal inventory is not available I am able to refer you to other home staging companies for access into their inventory. I also keep the Seller's costs to a minimum in mind. Given that my staged listings sell relatively quickly usually there may be at most a few weeks delay in getting your home staged with my inventory.

Sellers often tell me, after I've staged their home, that they've fallen in love with their home all over again. They beam with pride when they show their home to their neighbors, when family & friends view it online. The greatest compliment to me is that the end result of staging is getting it sold by having a Buyer falling in love with your home and love it just as the Sellers do!
